Navi Mumbai was planned by CIDCO as a set of nodes, each with its own station, markets and sectors. Choosing the right node matters as much as choosing the right flat. Here is a quick guide to the 13 areas we work in.
North: Airoli, Ghansoli, Koparkhairane
These nodes run along the Thane–Belapur Road and the Trans-Harbour railway line. They suit people who work in the IT and business parks on this road, or who travel to Thane and Mumbai's eastern suburbs.
- Airoli: Mindspace IT park and the Airoli–Mulund bridge.
- Ghansoli: Reliance Corporate Park, and often more space for the budget.
- Koparkhairane: a mature residential node with a busy commercial belt, and home to our head office.
Central: Vashi, Sanpada, Nerul, Seawoods
The most established part of Navi Mumbai, with easy access to Mumbai over the Vashi bridge and on the Harbour line. It suits families who want mature neighbourhoods and good schools and hospitals.
- Vashi: the commercial hub, with Inorbit Mall and the APMC market.
- Sanpada: central and slightly quieter, right next to Vashi.
- Nerul: green sectors, Palm Beach Road and DY Patil Stadium.
- Seawoods: Seawoods Grand Central and planned residential sectors.
South: CBD Belapur, Kharghar
Business and education centres, connected by the Harbour line and Navi Mumbai Metro Line 1.
- CBD Belapur: Navi Mumbai's Central Business District, with CIDCO Bhavan.
- Kharghar: Central Park, the golf course and many colleges.
Airport belt: Ulwe, Pushpak Nagar, Panvel, Karanjade
The fastest-changing part of Navi Mumbai, around Navi Mumbai International Airport and the Atal Setu. It suits buyers looking for newer buildings and long-term growth.
- Ulwe: new housing next to the airport and the Atal Setu.
- Pushpak Nagar: a planned node beside the airport, and home to our branch office.
- Panvel: a major railway junction with an established town.
- Karanjade: a developing node next to Panvel, often more affordable.
